A smoke and heat alarm system is vital for saving lives in the event of a fire.
It will give everyone in your home or building as much time as possible to evacuate safely before being overwhelmed by smoke or fire.
Whether you are a landlord or homeowner, ECEC can assess, install and maintain the correct smoke/fire detection system for your property or business premises.
Do we need a smoke or heat alarm?
Domestic
The new standard requires:
- one smoke alarm installed in the room most frequently used for general daytime living purposes
- one smoke alarm in every circulation space on each storey, such as hallways and landings
- one heat alarm installed in every kitchen
All alarms should be ceiling mounted and interlinked.
Commercial properties
You’re responsible for fire safety in business or other non-domestic premises if you’re:
- an employer
- the owner
- the landlord
- an occupier
- anyone else with control of the premises, for example a facilities manager, building manager, managing agent or risk assessor
Rental properties Landlords are legally responsible and must have smoke alarms hardwired and interlinked.

Fire alarms save
lives.
The Scottish Fire Rescue Service attended 91,971 incidents, of which 57.8% were false alarms, 26.6% were fires and 15.6% were non-fire related.
There were 27 fatal fire casualties, down 18 from 45 in 2018, and 1,024 non-fatal fire casualties, down 14.5% since 2018.
Fatalities are falling due to better fire safety and alarm systems.

Changes in the legislation relating to fire and heat alarms will be implemented in February 2022.
